Every mortgage professional has a responsibility to uphold ethical lending practices and ensure every consumer is treated fairly.

If you witness unethical conduct, discriminatory lending practices, or behavior that undermines fair access to homeownership, we encourage you to confidentially share what you've observed.

Together, we can strengthen trust, accountability, and equity throughout the housing industry.


WHAT TO REPORT

• Possible discrimination based on race, color, national origin, religion, sex, disability, familial status, age, or another protected characteristic.

• Unequal treatment of borrowers with similar qualifications.

• Steering borrowers toward less favorable loan products without a legitimate business reason.

• Redlining or avoiding serving minority neighborhoods.

• Predatory lending practices.

• Misrepresentation of loan terms or closing costs.

• Unethical conduct by mortgage professionals.

• Fraudulent documentation or misrepresentation.

• Retaliation against consumers or employees who raise concerns.

• Other conduct that violates professional ethics or fair lending principles.


WHAT NOT TO REPORT

Not every disagreement is an ethics violation.

This reporting process should not be used for:

• Personality conflicts

• Business competition

• Contract disputes

• Dissatisfaction with interest rates alone

• Decisions supported by legitimate underwriting guidelines

• Complaints based solely on a person's race, ethnicity, religion, gender, or political beliefs
